Application Review Process

Everything you need to know about applying.

Thank you for your interest in our rental properties.  To ensure a transparent and fair process for all applicants, please review our screening criteria below.

Step 1: Apply Online

Each individual aged 18 or older who will reside in the home must submit a separate application. We will not begin reviewing individual applications until we receive completed applications and all required supporting documents from all individuals over the age of 18. The application fee is $45. (See the application for details.)

Step 2: Minimum Qualifications

To be considered “Qualified,” applicants must meet the following specific benchmarks:

  1. Income Requirements: Gross household income must be at least 2.5x the monthly rent. We accept all verifiable income, including salary, social security, disability, housing subsidies, self-employment income, etc.
  2. Credit History: A minimum FICO score of 680 is generally required.
  3. Rental History: At least 2 years of verifiable, positive rental history from non-relatives.
  4. Evictions: No evictions within the last 7 years.
  5. Bankruptcies: Must be discharged for at least 3 years.
  6. Criminal Background: Decisions are made on a case-by-case basis in compliance with Fair Housing guidelines, focusing on conduct that may pose a direct threat to the property or other residents.

Step 3: Reviewing Applications

In accordance with California law, we process applications in the order they are received. First-Come, First-Served: We review the first complete application package received. If that applicant meets all our “Qualified” criteria, they will be approved. Please note that applications are not considered complete until applications are received from all the required occupants.

TIME IS OF THE ESSENCE. Failure of any applicant to timely respond to our requests may result in the rental being leased to other parties without further notice. We consider 2 business days a reasonable amount of time to allow applicants to respond. If you need additional time for any reason please contact your leasing agent. It only takes one applicant to hold up the whole process, so make sure everyone gets us the information requested. WE RESERVE THE RIGHT TO STOP YOUR APPLICATION PROCESS WITHOUT NOTICE TO YOU IF YOU FAIL TO RESPOND TO OUR REQUESTS.

Step 4: Lease & Payment

Once your application is approved and lease details are confirmed, you will sign the lease and pay the security deposit. Both must be completed in full to officially hold the home for you. You will pay the deposit via your Tenant Account.

Time is of the Essence. Once we begin processing your application, we allow 2 business days for you to provide any requested follow-up documentation (e.g., pay stubs, tax returns, or landlord references). Failure to respond within this window may result in us moving to the next applicant in line.

If you are first in line: We will contact you typically within 1 business day. If we are already processing an application: We will hold yours in queue and reach out if the prior applicant does not qualify.

The final terms of any lease are set in the signed lease. Ads may contain incorrect information and ads are NOT to be relied upon for specific lease terms like who pay utilities.
