Rest assured evictions with us are very rare.  In over 12 years managing over 300 properties we have had less than 6 evictions.  That’s incredible and due in large part to our extreme vetting.  In the rare instance where we have had to evict, we have an excellent attorney to expedite the matter.  Evictions are costly for an Owner no matter what.  And that is why we put so much effort into making sure we get you only the best tenatns.

Yes we inspect all our rentals on a regular basis.  The specifics depend on several factors relating to each rental.  But we do annual and regular drive-by inspections all the time.

Yes. We are happy to work with any vendors you tell us too.

Of course! It’s your rental! We strictly adhere to all fair housing laws, and as long as your instructions don’t run amok with those laws you can decide on whoever you like. We will always pre-qualify anyone for you and let you make any final decision. Many new Owners like to be involved with the tenant selection process. But after one or two turnovers they typically step back and just let us handle it.

Of course!  The majority of our owners are paid timely each month via direct deposit.  Funds are typically available the next business day.

Owner draws are issued on the 10th of each month.

Easy.  Click here and complete our New Owner Questionnaire.  Once that is complete we prepare the Property Management Agreement and get your rentals set up in our system.  We take over from there!

We charge a flat 6% for full-service property management on rent actually collected. We have no contracts and no other fees whatsoever. If the unit is vacant for a month, there are no fees. No sign up, turnover, postage, direct deposit, or any other fees.  And if you are ever not happy with us you can cancel anytime.  That is our 100% Satisfaction Guarantee.
